What happens when
Twelve steps to your keys
You will never wonder where we are in the process, because I will tell you before you have to ask.
- Pre-qualification. Goals, income, assets, debts and credit, to estimate your price range and the best loan terms.
- Pre-approval. Loan application completed and verified by underwriting.
- Shop for a home. Approval letter in hand, we start touring.
- Offer written. We agree on the terms together, including credits and closing date.
- Offer accepted. Inspection, repair negotiations, and your rate locked.
- Reports ordered. Appraisal, title work, and homeowner's insurance.
- Final approval. Everything goes to underwriting for review.
- Closing Disclosure. Your final loan terms, with a 3 day review period.
- Settlement statement. Title prepares the final numbers and schedules closing.
- Sign documents. At the title company, with funds for closing.
- Final lender review. Last verifications and funding conditions cleared.
- Funding. Title records the documents with the county. The home is yours!
Thinking about building?
New construction works differently
You sign the builder's own contract, written to protect the builder, and it changes from builder to builder. There is generally no option period, and earnest money is rarely released once you sign. Representation matters more on a new build, not less.
